Papakāinga housing, transportable homes for whānau.
Homes for papakāinga and iwi, hapū and marae housing projects, built in Motueka and delivered to whānau land across New Zealand. Deliver one home or stage many, as your funding and whānau are ready.
Transportable homes, built off site and delivered.
Our homes are built in our Motueka workshop, then delivered to your whenua complete. Building off site means less time on site, and your foundations and services can be prepared while we build. Most projects take around 12 to 14 weeks from deposit to delivery.
That makes staging simple. Start with one or two homes, then add more as your funding, your whānau and your plans are ready. We plan site access and placement with you, and we help with the council paperwork.
Papakāinga is often on whenua Māori, where ownership, consents and funding work differently. Check your plans with your trustees and advisors, and your council, before you order.

Papakāinga funding pathways, in plain language.
Most papakāinga projects combine a contribution from the land-owning group with government support. Here is where to start. This is general information only, and funding changes, so check with the agencies directly.
Te Puni Kōkiri funding
The Māori Housing Network offers funding towards building and infrastructure for small-scale papakāinga, typically three to ten homes. The land-owning group usually contributes part of the cost. See Te Puni Kōkiri

View all FAQsA simple building shell at less than 30M2 does not need a building consent, it does however still need to be built to building code (NZ3604:2011) by an LBP (Licensed Building Practitioner) which cosy cabins comply with.
If there is a kitchen or bathroom (Plumbing) involved, you will normally need a building consent, there are some cases however through exemption or the Granny-Flat legislation (2026) meaning you can build without a building consent. We can advise on your case.
Cosy Cabins looks after the entire consenting process for you (if required)
